Periodic inspection: elevators, fire and life safety, electrical
Elevators, fire protection systems, emergency generators and electrical equipment must be inspected and tested at set intervals under building and fire codes and your authority having jurisdiction (AHJ). The inspection firm or engineering company doing this works in kommuns as the Consultant: either your team does the test and the consultant reviews it, or the consultant inspects directly and attaches the report.
Example: Harborview Hotels Group and Castell Inspection & Engineering.
Setup
- Tag: give the systems under code the Code-required inspection tag; they stand out in lists and filters.
- Invite the inspection firm (with As consultant on) and assign it on the systems concerned (Vertical Transportation, Fire and Life Safety, Electrical — Power Distribution) with the Consultant switch on and a system permission like Inspection Firm — Periodic Inspection. If your own engineer does the reviews, add them as a Consultant the same way. → Working with an expert company as an owner
- Prepare the forms: Elevator Annual Safety Inspection (result: Pass / Pass with minor defects / Fail — defects to correct / Out of service; defects found; days given to correct them; certificate number), Fire Extinguisher Monthly Inspection, Emergency Generator Weekly Test. → Creating forms
Planning
| Inspection | Rule | Done by | Reviewed by |
|---|---|---|---|
| Elevator annual safety inspection | once a year, target +15 days | Castell (assignee) | — |
| Emergency generator test | once a week, holiday freeze excluded | Daniel (technician) | Castell (consultant) |
| Fire pump churn test | selected days of the month: 1st and 15th | Daniel | Castell |
| Fire extinguisher inspection | once a month | Daniel | — |
Review
When the technician completes the form, the work order goes to Consultant review. The inspection firm's lead forwards it to an inspector, who reviews every answer and clicks Approve & Finish or Send Back, and uploads the report and photos to the review's Attachments.
Follow-up
- Overdue: inspections past their target date show a red clock in the Work Orders list (e.g. Fire extinguisher monthly inspection — September) and a red dot in the calendar view.
- Sent back: filter the status by Consultant rejected.
- Evidence: the answers, review results and attachments of each inspection stay on its work order — show them to the inspector of the authority or your insurer.
